Baker County Land Planning Agency members on Thursday approved a small-scale land-use amendment and a companion rezoning to make a 7.55-acre parcel off George Hodges Road uniformly commercial.
Planning Director (staff) told the agency the parcel is currently a single tax parcel but split on maps into strips with differing land-use/zoning labels. The director said the applicant previously obtained a similar land-use and zoning change on part of the property in February 2006 and is now seeking the same change for the remaining portion to create a single, uniform commercial parcel. "Staff recommends approval," the Planning Director said.
The director showed aerials and described the parcel as a wooded area accessed from a road that connects to Sixth Street; she said the site "falls within the relation to those, to the interstate and those public highways to fall within the commercial highways in that interstate node," and that there were no immediate compliance concerns. The applicant was not present at the meeting.
After brief board discussion seeking confirmation that the two mapped strips were taxed as one parcel, a board member moved to approve the land-use amendment (Ordinance 2025-23) and the motion was seconded. The board then voted to approve the companion rezoning (Ordinance 2025-24) to change the parcel’s zoning from Residential Conventional 1 (RC-1) to Commercial Highway; the chair announced, "Motion carries."
The approvals make the parcel's land use and zoning uniform, which staff said would align the property with surrounding commercial highway nodes and clear mapping inconsistencies on the site. No developments, permits, or specific commercial uses were presented at this meeting; the change affects the property's allowable land use and zoning designation only.
The director instructed staff to follow usual procedures for recordation and next steps. Because this action was taken by the Land Planning Agency during the LPA meeting, it will be processed according to county ordinance and recorded in county files for future permitting and development reviews.
