The Port Arthur Planning & Zoning Commission approved a replat for property at 800 South Wind during its Feb. 17, 2025, meeting.
Planning staff told the commission the owner, G.E.T. Motorsports LLC, requested a replat to combine Lots 71 and 74 and 0.2696 acre of Reserve Tract F in Marina Colony Section 1, Jefferson County, Texas. "The purpose of the replat is to combine 2 lots and parts of reserve tract F per settlement for existing single family residential," planning staff said.
The total area after the replat is 0.5091 acres, and the property is listed in the city parcel database (JACAD) as parcel number 61347. Planning staff said current zoning and the city comprehensive plan call for low-density residential on the affected tracts.
Staff reported that 12 notices were mailed on Jan. 31, 2025, to property owners within a 200-foot radius and that the replat was published in the Port Arthur newspaper at least 15 days before the Feb. 17 public hearing. No one in the audience spoke for or against the replat; the commission closed the public hearing and then voted to accept the replat. A motion to accept R25-04 carried with all members present voting in favor, and no opposition was recorded on the meeting record.
Commissioners set a short special meeting for Thursday to hear a separate zoning case; staff member Ares was mentioned as the holder of details but reported ill and possibly unable to attend. The meeting adjourned at 5:34 p.m.
