Board approves rezoning for 22-acre site at 21 Mile and Fairchild with conditions after planning commission review

The Macomb Township Board of Trustees voted Oct. 8 to approve a rezoning request affecting two parcels (permanent parcel numbers 0825376005 and 0825476005) at the northwest corner of 21 Mile Road and Fairchild Road.
"The properties in question... are approximately 22 acres," planning staff member Mr. Box told the board. "The applicant is seeking to rezone about 4 acres to commercial and the remaining 18 acres to multifamily."
The township's master plan shows the combined 22 acres for commercial use, and Mr. Box said the planning commission concluded that a mixed commercial/multifamily configuration would provide a lower-intensity transition to single-family areas. The planning commission recommended approval by a 5–1 vote; one commissioner (Bentley) dissented.
Mr. Box told the board that many residents attended the planning commission meeting and voiced opposition. He summarized resident concerns as typical traffic-related issues and a more general desire that "they didn't want anything to be built there, whether it's commercial or residential." The planning commission's recommendation included a condition requiring future lot combination and splitting to align parcel layout with the approved zoning.
The board approved the rezoning on a roll-call vote. The action will require the applicant to reconfigure parcels to match the zoning and complies with the planning commission's condition.
