Port Arthur planning commission approves replat to combine two lots in Marina Colony

PORT ARTHUR, Texas — The Port Arthur Planning and Zoning Commission on Feb. 17 approved a replat application (Case R25-04) from G.E.T. Motorsports LLC to combine Lots 71 and 74 and 0.2696 acre of Reserve Tract F into a single new tract, designated 71A, at 800 South Wind (JACAD parcel No. 61347).
Planning staff told the commission the combined parcel will total 0.5091 acres and that current zoning and the city's comprehensive-plan future land-use designation for the site are both low-density residential. Staff said the purpose of the replat is to consolidate the two lots and the specified portion of Reserve Tract F per a settlement and to reflect an existing single-family residential use.
Staff reported that 12 notices were mailed to adjacent property owners within a 200-foot radius on Jan. 31, 2025, and that the replat was published in the Port Arthur newspaper at least 15 days before the Feb. 17 public meeting. No members of the public spoke for or against the replat during the public hearing; the commission closed the hearing at 5:33 p.m.
A motion to accept the replat (Case R25-04) was made and seconded; the commission voted in favor and the motion carried. The motion and second were recorded in the meeting as occurring, but the transcript does not specify the names of the mover or the seconder. The record shows no recorded votes by individual commissioners and no abstentions.
During general announcements, staff mentioned a special meeting scheduled for Thursday to consider another zoning case; staff member Ares was noted as possibly absent because of illness.
