ZBA approves small height variance for dormer at 76 Arizona Avenue

The Long Beach Zoning Board of Appeals approved a limited height variance Tuesday to allow a partial third-story dormer at 76 Arizona Avenue.
Kenneth Apple, representing the applicant Alyssa Newberg, told the board the applicants reduced their earlier four-variance request after research by the building department and amended plans. The only remaining request was for a 1.2-foot height variance for a partial third-floor dormer; other variances and a deck proposal were removed or found unnecessary. Apple said the homeowners plan to live in the house and have invested in the renovation.
Apple said the revised plans include recessing the garage to increase street parking and that the work will cost about $250,000. Board members asked for ceiling heights on the third floor and whether the applicants could keep the dormer within the minimum requested relief. No members of the public spoke against the application.
Commissioner Lease introduced the motion to grant and Commissioner Brooks seconded. Commissioners Markowitz, Lease, Brooks, Michelle Verrado, DePasquale and Chairman Morelli voted to grant the variance. The application was approved as requested.
