New owner negotiating Placerville post office lease; county says septic leach field on county land gives leverage

County staff informed Placerville residents that the commercial building housing the local U.S. Postal Service outlet is under new private ownership and that negotiations over the lease are ongoing.
A county staff speaker said Matt Blackman of Harley Brook Kitchens purchased the building and that an existing lease with the U.S. Postal Service runs through 2026. The postmaster in Telluride reportedly hired an appraiser to assist the Postal Service during the owner’s rent renegotiation.
The county said the septic leach field serving the building is located on county property. County staff told the meeting the county agreed not to charge the new owner for use of the leach field so long as the property continues to operate as a post office; if the building’s use changes, the county said it would seek compensation for the county-owned leach-field use.
County staff said they are tracking negotiations and would look for alternative sites should the Postal Service choose to relocate, but that the lease’s 2026 expiration gives time to coordinate. No formal agreement, relocation plan or funding was announced at the meeting.
Residents asked whether the county has an identified backup site; staff said the county currently had no firm backup but was monitoring potential options and working on unrelated nearby property projects (including gravel pits) that might offer future opportunities.
The county encouraged residents to report concerns or relevant information to the Board of County Commissioners by email.
