The Hammond City Planning Commission voted 7-0 to grant preliminary and final approval for a one-lot subdivision, identified as Hammond Storage Addition, consolidating multiple parcels at 3518 Sheffield Avenue and 345130 Sixth Street.
City planning staff told the commission the proposed lot meets minimum lot-size and area requirements and that agency review produced no objections within the review time frame. Staff noted one technical item: the plat does not place the 3518 Sheffield address in the correct location and asked the petitioner to correct that before final mylar submission. The approval was granted subject to the identified technical corrections and the successful rezoning of the consolidated parcel to a single zoning designation.
The petitioner, represented by attorney Scott Yaney, described plans for a large storage development. He and the petitioner Amit Patel told the commission the consolidated lot contains two wetland areas that are identified on the plat as wetland easements and that the property has a history of environmental contamination; Mr. Yaney said the developer has been coordinating with city staff and with Ron Novak on an environmental action plan.
Mr. Poland, planning staff, said "the plat meets the requirements set forth in the subdivision control ordinance" and recommended granting preliminary and final approval subject to the technical corrections and the rezoning. A roll-call vote recorded seven ayes, zero nays and the motion passed.
Commissioners asked the petitioner to submit a corrected digital copy of the plat before delivering the mylar originals and to work with staff on the noted technical edits.
