Planning director seeks technical correction to MX zoning table to restore limited office uses

Planning Director Bart told the commission he discovered a drafting error in the commercial zoning table that unintentionally removed previously intended office-use allowances in the MX district.
The correction would restore the prior allowance permitting office uses above the ground floor or at the rear of the ground floor (at least 20 feet behind the primary facade) and would reword the larger-building exception so that, in buildings with at least 120 feet of primary frontage, office uses may occupy up to 90 linear feet or 50 percent of the primary facade (whichever is less) but not within 60 feet of a street corner.
Bart characterized the change as a substantive housekeeping correction and said he would return with revised ordinance language for the commission’s recommendation and the village board’s public hearing.
Meeting action: Item introduced; staff will bring amended draft to the next meeting for recommendation and subsequent village board public hearing.
