Planning staff described the lot as irregular, explained the deck's placement relates to an existing rear access point to the home, and noted the site has limited relief and landscaping that provides privacy. Staff recommended approval provided the existing tree buffer is preserved or replaced to maintain privacy between properties.
Wotton said he had neighbor support and would comply with the department's request regarding the tree. The board approved the variance with the condition that the tree be preserved or replaced per the department's recommendation; staff will include tree-protection or replacement measures in the written decision and proceed with permitting once the condition is satisfied.
