The Lakeville Conservation Commission voted Oct. 28 to issue an Order of Conditions for proposed work at 4 Court Circle, allowing the property owners to replace an existing septic system and construct a tiered patio while imposing additional erosion‑control requirements.
Commission Chair Nancy Yates said the commission would close the continued hearing and move to issue the standard order of conditions with a specified extension of the silt fence, and commissioners voted in favor.
Engineer Matt Leone of Schneider, Divignant & Leoni presented the project on behalf of property owners Deborah and Richard Hansen. He said the parcel is roughly 32,300 square feet and that the work includes removal of the old tank, construction of a new leaching field and piping, and installation of a single denitrification unit after the system was redesigned as a four‑bedroom system. "The closest point that the work would be is about 56 feet from the edge of the pond," Leone told the commission.
Leone described a tiered patio that will incorporate a 5‑foot mulch bed rising about 20 inches behind a retaining wall, pervious paver surfacing on the patio, and limited excavation for a stable base. He also said the project will reestablish a silt fence line "to keep any sediment or anything from running into the pond," and the commission asked that the line be extended to cover trucking and material access along the driveway.
The commission included standard agent inspection language in the order and required a revised plan that shows the relocated/extended silt fence before the Order of Conditions is issued. The chair instructed the applicant to contact the conservation agent when work is staged so the agent may inspect compliance with the order.
The motion to close the hearing and the motion to issue the Order of Conditions with the added silt‑fence requirement were both approved by voice vote (ayes).
