Bluff staff seek to retire duplicative land-use clearance process, saving applicants $200

Bluff staff proposed eliminating the town's separate land-use clearance ordinance, saying the review duplicates information already collected through the town's in-house building-permit process and consumes staff time in both planning and building departments. The change would reduce fees charged to applicants by about $200, staff said.
The town adopted the land-use clearance process when San Juan County handled building-permit review; with a Bluff building department now in place, the clearance step is largely redundant, staff said. The proposal is presented as an administrative change and would not alter building-code standards, planners said.
During the public-hearing segment on Oct. 28, no in-person or online commenters spoke to the land-use clearance item. Staff indicated the ordinance text is posted on the town website for those who wish to review it and that written comments are accepted through 5 p.m. Friday, Nov. 7.
