Council approves five-year lease for Peace Coliseum data center, with submetered utilities and termination rights

Salt Lake County Council approved a five-year lease allowing Beyond Incorporated to occupy the data center space at the Peace Coliseum as part of the county's recent purchase of the facility.
Deputy Mayor Darren Casper said the lease will bring revenue to the county and that the lease term is five years with an option to negotiate renewal or issue a new agreement at the end of that term. Utilities will be submetered and billed to the tenant by the county. Craig Wengsgaard, senior deputy district attorney, noted the property is a "significant parcel" under county ordinance and therefore required council approval.
The lease includes a 10-day notice to cure for nonperformance, after which the county may terminate. County staff said the agreement limits Beyond Inc.'s access to the data-center areas rather than the entire Coliseum; the tenant will not have unfettered access to the full facility. Council members asked about security, utility billing and termination provisions; staff said they would install or adapt facility access and add a door to separate tenant access to restrooms and service spaces.
Council approved the lease by voice vote. County staff said they will track utility collections through submetering and may pursue competitive solicitations when the initial term ends.
