Board preliminarily approves Fox Bridal Phase 7 plat pending engineer conditions

Lillian Bryant, the project manager for the subdivision developer, presented the preliminary plat for Fox Bridal Phase 7 on Oct. 7 and said the 38 lots connect to existing phases to create a through road on Joseph Dillon Lane.
"This is the final plat for Fox Bridal Phase 7. This is 38 lots," Bryant said, describing the lots as meeting R-1 requirements and matching the existing subdivision.
Staff and the developer told the board that an environmental clearance involving the EPA was still ongoing. The city engineer said the planned approach — discussed with the local EPA office — is to encapsulate existing material by placing base rock and an asphalt cover over it, a method used by MoDOT on a comparable cleanup.
Board members and staff emphasized that several infrastructure and engineering conditions remain outstanding and should be addressed before final plat approval. The city engineer recommended that the board approve the preliminary plat subject to the engineer—s conditions; the motion to approve subject to those recommendations carried on a voice/hand vote.
The mayor announced the motion carried 6–0 with 2 absent. The city indicated that the final plat and an ordinance to adopt it will come back to the board after engineer-recommended conditions — including any necessary work tied to environmental issues — are satisfied.
