The Needham Large House Working Group agreed on a distribution strategy for the public packet and on a schedule to prepare materials for the community meeting. The packet will include a concise slide deck (a limited number of uncluttered slides), an appendix of technical material, and a simplified spreadsheet calculator that allows a user to enter a lot size and see the projected permitted livable area under the existing rules and under each of the three proposed options.
Public vs technical versions: staff will prepare two spreadsheets: (1) a simplified public-facing workbook with a single input cell for lot size and clear outputs for current and A/B/C options; and (2) the complete analytical workbook that documents formulas, assumptions and the full dataset for anyone who wants to dig deeper.
Schedule and posting: the group agreed to post materials to committee members and the public a few days before the community meeting (participants discussed posting by the Friday before the meeting), and scheduled a prep session to walk through the presentation on the 13th at 03:30—05:00 (timeblocks discussed and to be confirmed). Committee members also agreed to prepare a short FAQ and to consolidate repetitive community questions into a single Q&A packet.
Next steps: staff assignments include cleaning up the slides, producing the simplified calculator, assembling an appendix of examples (including recent undersized lot rebuilds pulled from Redfin), and circulating the full packet to committee members for approval prior to public posting.
