The Lynn Haven City Commission granted an appeal at 118 Cashelmora Drive allowing an eight‑foot fence along the eastern side of the property where the side/ front yard transitions. The applicant asked the commission to allow the higher fence height to match an existing rear yard height and to address privacy and trespass concerns.
Planning staff briefed the commission on the Unified Land Development Code requirement that front‑yard fences be limited to four feet in height while rear and interior fences may be up to eight feet. The planning director explained the variance question centered on where the property’s front and side yards transition, and whether special circumstances — in this case a roughly four‑foot grade drop from the house toward the property line — justified relief.
The applicant, who said he would limit the higher fence to the east side only, presented photographs and a site survey indicating the grade change. Neighbors and the HOA president spoke in favor of allowing privacy measures but asked that the fence not encroach on utility easements. The commission approved the variance by roll call and emphasized that the fence must be sited outside the utility easement and that the applicant coordinate with staff on exact placement.
