The Zoning & Annexation Committee voted to forward Bill 4725 to the common council with a favorable recommendation. Bill 4725 would rezone 431 Dundee Street from Urban Neighborhood 1 to Urban Neighborhood 2 and grant a special exception to allow conversion of the existing structure into four residential units.
Brian Killen, zoning administrator, said the property had been used as a church in the past and later as a duplex. Staff recommended the rezoning and special exception and noted the petitioner will be required to bring the structure into compliance with current zoning and building standards, including adding a porch/stoop and landscaping and providing alley access and parking.
Applicant Stephen Bridal described plans to create two units on the upper floor and two units on the lower floor; Killen and the applicant said the building is large for the neighborhood (roughly 5,000 square feet) and will provide well-sized rental units. Neighbors were consulted and staff said renderings and design changes had been discussed with nearby residents.
No members of the public spoke in favor or against the petition during the public hearing. The committee recorded unanimous support by roll call and will forward Bill 4725 to the full council.
