The Angola Board of Zoning Appeals on Oct. 27 granted two development-standard variances for Jeff and Darlene Brady’s property at 2387 West 100 North, allowing an accessory structure in the front yard and a front-yard setback of 35 feet, where the recorded plat shows a 65-foot building line.
Staff said the property sits on a steep incline and the amended plat (two combined lots) leaves a single relatively flat area near the roadway that avoids clearing a substantial number of trees, a natural swale and the septic field. Grace Estman, planning staff, said the request invokes Title 18 of the Unified Development Ordinance, including section 18.16403 (accessory-structure locations) and section 18.3604 (estate-residential front-yard setback). She told the board the site is not in a flood plain and that no public comments were received.
Braden Reinhard of Meyer Building described the proposed structure as roughly 40 feet by 64 feet with 12-foot sidewalls and said the chosen location is the only flat spot that would not disturb the swale, septic system or extensive tree cover. Reinhard also said the homeowner stores a boat and tractor attachments outside and intends the building for indoor storage and maintenance.
The board applied the required findings for variances, concluding that approval would not be injurious to public health or safety, would not harm nearby property values and that strict application of the UDO would create practical difficulties because of the parcel’s topography. Members approved both the front-yard location variance and the 35-foot setback by voice vote; no roll-call vote or individual vote record was given in the transcript.
Grace Estman said staff will send a final determination letter with the next steps for submitting permit applications.
