Staff said the project was approved by the planning commission in August 2024 and that demolition and grading permits have been issued. The applicant provided roughly 11,156 square feet of landscaping and will construct new sidewalks, curb ramps and stormwater controls. Staff said the project is a tilt‑up, speculative ("spec") building intended to be adaptable for either a single large tenant or multiple smaller tenants.
The presentation noted that during grading staff observed dirt tracked onto nearby streets; the project manager responded by arranging street sweepers and installing sandbags at storm drains to limit runoff. "They also provided sandbags at storm drains to make sure that there was not being going into the storm water catch," the Staff member said. Staff reported no complaints from the adjacent school district or nearby residents.
Staff said the lot merger was approved, permits have been issued, and the project is anticipated to be complete in March 2026. Commissioners confirmed the developer did not identify specific tenants at this time; the building is being developed as a spec building to allow interior modifications for future tenants.
No formal action was taken; staff said they will continue to monitor permitting and construction activity and coordinate with adjacent property owners as needed.
