Council approves conditional and final acceptance of two North Ogden subdivision improvement packages

Hall Orchard (agenda item): City staff recommended conditional acceptance of improvements for the 17‑lot Hall Orchard subdivision, recorded April 2022. Staff reported installed improvements — storm drain, detention basin, sewer, water, sidewalks, curb and gutter and roadway — meet city standards and recommended starting the one‑year warranty period; the only outstanding item was a streetlight that had been ordered and paid for. Council member Pulver moved to accept the conditional acceptance; council member Dalpez seconded. The motion passed unanimously.
Montgomery Farms (agenda item): The council subsequently considered final acceptance of subdivision improvements at Montgomery Farms, a 35‑lot subdivision recorded August 2022. Staff said the developer, Century Communities, had completed the final punch‑list items (slurry seal, curb and gutter, cul‑de‑sac landscaping and detention‑basin cleanup) and recommended final acceptance so the city will assume maintenance responsibility. Council member Severny moved approval; Council member Watson seconded. The motion passed unanimously.
Staff confirmed standard procedures will begin the one-year warranty period (where required) and that routine maintenance responsibilities will transfer to the city for Montgomery Farms after final acceptance.
