At item 9 the commission considered the final plat for Gun Hill Subdivision (513 and 517 Nichols Lane). Jim Carpenter, senior planner, explained the plat creates four residential lots from three parcels totaling 7.69 acres in an R‑20 district and described staff conditions to ensure compliance with subdivision regulations.
Staff said the initial design used multiple access easements across other properties and that the subdivision regulations require a 50‑foot access easement for lots without frontage; engineering also raised driveway spacing concerns because Nichols is a collector and Lot 4 is adjacent to Lock 4 Road, which is a minor arterial. Staff recommended approval with conditions (including removing or consolidating driveways, and, if necessary, building a private road within the flag portion of Lot 3).
Dakota Beasley of Greenlid Design said the owner was willing to comply with staff comments; the applicant preferred a single access off Nichols if possible but acknowledged that city regulations may not permit it. Engineering said options include removing one driveway and configuring access consistent with Gallatin on the Move driveway spacing, or constructing a 50‑foot private road built to city standards.
Commissioner Mike moved to approve staff’s conditions; the motion passed unanimously.
