The Cerritos City Council on Oct. 27 adopted a resolution authorizing the city manager to finalize a lease of the city‑owned industrial building at 12880 Moore Street to Eminent, Inc., doing business as Revolve Clothing. Staff said the 35,000 square‑foot building has been vacant and that the proposed lease supports the city’s economic development goals by retaining a local sales‑tax base and sustaining jobs.
Ryan Carey, deputy city manager and director of community development, outlined the key lease terms in a presentation: a five‑year initial lease with three optional three‑year extensions; a starting monthly rent of $35,375 with 3% annual increases; and estimated total revenue in excess of $7 million over the full potential term. Staff recommended the council adopt a resolution declaring the property not required for other city purposes and to proceed with the lease consistent with the nonbinding letter of intent; staff said the proposed lease is not subject to California’s Surplus Land Act.
Councilmembers asked about past uses and comparable rents; staff said the property had previously been leased to a warehousing/distribution tenant and that the current market and prior lease history informed the proposed terms.
At the conclusion of public comment (no speakers on the item), Councilmember Mark Polito moved and Councilmember Jennifer Hong seconded adoption of the resolution; the motion passed 5–0. City staff will finalize the lease documentation consistent with the approved terms and bring final execution papers for the city manager’s signature as appropriate.
What happens next: Staff will complete lease documentation and proceed with the tenant improvements and occupancy schedule in coordination with Revolve; lease revenue will be reflected in future financial reports.
