Planning department reports multiple active projects; coordination needed with neighboring Maybank

City Planner Britney Anderson provided an overview of planning activity for the quarter, listing four active development projects and one new predevelopment submittal that began the same day.

Projects she identified included Hillsdale Phase 2 (site plan under compliance review; drainage easement discussions ongoing), a preliminary plat at 606 East Main Street (awaiting resubmittal and coordination with the City of Maybank on a connecting street), a youth activity center at 142 Rodney Drive (pending drainage and circulation comments), Enrich Life Medical Center (resubmitted site plan under review), Infinity Cove Luxury Motel (awaiting permit review response), and ongoing construction and inspections at 317 West Main Street and Pier 334.

Anderson said the city had engaged an additional engineering reviewer (Mundo and Associates) for compliance verification and would schedule items for Planning & Zoning once submittals are brought into compliance.

Why this matters: These projects affect land use, traffic, utility coordination and future commercial and residential capacity in Gun Barrel City. Several items require interlocal coordination or additional engineering comment responses before scheduling for Planning & Zoning action or council consideration.

Anderson concluded by reminding the council that staff will return projects to Planning & Zoning and council once technical compliance is confirmed.
