After public hearing, aldermen rezone two lots on South Third Street to general commercial

The Ozark City Board of Aldermen approved bill 3693 to amend the zoning code and official map by changing the zoning classification for property at 1014 through 1018 South Third Street from C-4 (Central Business District) to C-2 (General Commercial).
Planning staff, represented by Randall Whitman, said the parcels were combined earlier in the year, the surrounding uses include contractor offices to the north and south and single-family residences to the east, and that the city's comprehensive plan and the Third Street district component support general commercial uses. Staff reported that Planning & Zoning recommended approval and that the commission heard no opposition on Aug. 25.
At the public hearing, resident Jeanie McFaul said she did not object to the rezoning per se but questioned why the property owner must rezone and resurvey while numerous nearby properties retain C-4 zoning; she suggested a corridor review to address inconsistencies.
After closing the hearing, the board moved to expedite the bill to second reading and adopted it by roll call. The ordinance was recorded as 25-069. Planning staff told the board there were no expected impacts to water, sewer, stormwater or parking unless the property is redeveloped, and no buffer or parking changes would be required under the new zoning alone.
