The Grantsville City Planning Commission reviewed a concept plan Thursday for an application by Robin Dodge to divide and then combine portions of a rural residential parcel near Main Street, and commissioners generally indicated they had no objection to a rezoning to allow the proposed lot configuration as long as the smaller newly created parcel is conjoined to the adjacent parcel.
Planning staff explained the concept is being offered because a full rezone application is more expensive for the applicant; converting the front portion of a larger parcel to a rural-residential 2.5 zone would leave the balance as a nonconforming lot unless the lots are combined. Commissioners asked whether a lot-line adjustment would suffice and whether surrounding lots had similar sizes; staff and the applicant clarified that adjacent lots are largely 2.5-acre parcels and that a lot combination condition would keep the new lot from becoming a standalone nonconforming parcel.
Commissioners asked staff to ensure the final application included a clear condition tying the new parcel to the adjacent lot by lot-line adjustment or other binding mechanism. No formal vote or rezone was requested at the meeting; commissioners directed staff to advise the applicant on next steps if they wish to proceed to a formal rezone application.
