Board approves revised Cayuga Park wayfinding and monument sign family after BZA reductions

The Planning and Development Board approved a revised sign package for the Cayuga Park (Carpenter Circle) development on Oct. 28 after the Zoning Board of Appeals denied variances for a secondary monument sign and taller internal wayfinding flags.

Project representatives presented a reduced sign family that retains the primary entrance monument (previously approved) and replaces the previously proposed large secondary monument and oversize internal flags with smaller, directional wayfinding signs at decision points within the site and a smaller monument at the Fifth Street extension. The design team said the new signs follow the BZA direction and fit a consistent family and material palette.

Board members welcomed the reduced sizes and the family approach but raised two practical concerns: (1) the plantings around several of the sign locations need to be maintained so that low, small wayfinding signs are not obscured as the plants mature; and (2) an L‑shaped multi‑face sign proposed at a busy internal intersection should remain legible to drivers without requiring them to stop. The applicant said detailed dimensions and materials are in the submittal, and that the team will return to BZA with the board’s comments.

A motion to approve the revised signage design was seconded and passed by roll-call vote. Staff noted that, if board approval is granted, the applicant will proceed back to BZA for final variance determinations where needed.
