Preliminary plat to split 0.33 acres into two lots approved for duplex at Northbrook Lane

The Planning and Zoning Commission approved a preliminary plat to replat 0.33 acres into two lots at 4807 Northbrook Lane (Northgate edition Section 28) to allow construction of a duplex.

Planner Angelina Betanini presented the request, submitted by Maverick Engineering on behalf of JMR Dental Service LLC, and said the property is currently zoned 2F (two‑family dwelling district). Betanini said the future land‑use plan designates the location as urban medium and that the request is compatible with the Tall City Tomorrow comprehensive plan. "Staff recommends approval of this request subject to condition a," Betanini said.

After a brief period with no public comment, Commissioner Sparks moved to approve the preliminary plat; Commissioner Systnago seconded. The commission recorded a unanimous voice vote in favor.

Staff will continue processing final plat requirements and the applicant must meet the condition(s) noted in the staff report prior to final plat recordation.
