Commission approves rezoning of 71.18 acres near Occidental Parkway for single‑family development

The Planning and Zoning Commission voted unanimously to rezone a 71.18‑acre tract at the northwest corner of Occidental Parkway and North Fairgrounds Road from AE (agricultural estate) to SF‑3 (single‑family dwelling district) for future residential development.

A staff presenter identified the applicant as Maverick Engineering on behalf of Shenandoah Petroleum Corporation and said the city’s future land‑use plan designates the area as "urban residential low," supporting single‑family housing. "Staff recommends approval of this request," the presenter said. Staff reported no objections from notified property owners.

Commission discussion noted surrounding zoning already includes SF‑3 to the west and AE to the other sides. After opening and closing the public hearing with no speakers, Commissioner Sparks moved to approve; Commissioner Aufil seconded and the commission recorded a 7–0 vote in favor.

The action advances the property toward development consistent with the city’s comprehensive plan; staff said the site is currently vacant and proposed uses would be single‑family homes.
