Montgomery planning panel approves Montgomery Bend Section 3 final plat, preliminary Briarley extension and reappoints three members

The Planning and Zoning Commission of Montgomery on Nov. 4, 2025 voted to recommend approval of the final plat for Montgomery Bend Section 3 and to accept the preliminary plat for Briarley (formerly River Meadows) that would extend Cramer Drive to a proposed recreation center and create a detention pond, and it recommended reappointment of three commissioners to two-year terms.

Staff told the commission that the larger Montgomery Bend subdivision totals 309 single-family homes and that Section 3 contains about 85 lots. During the staff presentation, commissioners were told the developer previously sought variances; staff said those variances had been considered by the City Council on Feb. 14. The staff presentation also said impact fees will be assessed at the time the plat is prepared.

For the Briarley preliminary plat (development no. 2006), staff described the item as a preliminary plat only: no homes are being platted with this filing. The plan covers a Cramer Drive roadway extension to provide access to a recreation center and includes Pond A1 (the detention facility). Staff said utility work planned to serve the rec center includes a 12-inch water line and an 8-inch sanitary line. When asked how long the extension would be, staff said it was approximately 600 feet and offered to provide a precise measurement by email. Staff also said drainage facilities would be maintained by the Municipal Utility District (MUD) or a homeowners association (HOA) and that the project is being reviewed against Montgomery County drainage criteria.

Formal motions were made and seconded on the minutes, the reappointments and the two plats; all were approved by voice vote. The commission recommended reappointment of John Fox, Daniel Gazda and Jeff Glazier to two-year terms expiring Oct. 1, 2027. The final Montgomery Bend Section 3 plat (development no. 2203) was recommended to council following the commission vote. The commission accepted the Briarley preliminary plat for Cramer Drive extension and Pond A1 (development no. 2006); staff noted the final plat will return for later review.

No members of the public signed up to speak during the public forum. The meeting concluded with an adjournment motion that carried by voice vote at about 6:13 p.m.
