The Omaha City Council approved the preliminary plat and a waiver to a lot-depth requirement for Walnut Hill Replat 10, a small infill project at 1116 and 1120 North 40th Street that the applicant said would yield roughly five affordable housing units.
Scott Loes of TD2 Engineering, representing D and E LLC, described the proposal as "five affordable housing units, 2 to 3 different styles, very small on a piece of vacant ground" with private drive access, public sewer and stormwater treatment. He said the developer, EJ Thompson, is not present but plans to pursue additional similar projects in Omaha.
Council member Goodwin asked about timing; Loes said city approvals remain and that public improvement design must be completed, but he anticipated breaking ground in early spring. The council moved to approve the preliminary plat and waiver; the motion passed unanimously, 7-0.
