Planning Director Doug DeMasi told the committee on Nov. 4 that the countys available lot inventory stands at about 9,170, a slight decline from the previous month but up from this time last year. He said recent plat activity has been slower overall, though several larger final plats are expected to come before the planning commission next month.
DeMasi described two rezoning items scheduled for public hearings next week. The first involves property at 3698 Shelbyville Pike, where applicant Caleb Gentry seeks rezoning to commercial services to operate a fence business with a small office at the front of the property and material and equipment storage to the rear. DeMasi said that because Shelbyville Pike is a state-maintained road, any new or modified access will require Tennessee Department of Transportation approval; the planning commission unanimously recommended approval and a concept plan was provided to commissioners.
The second application concerns 1218 West Jefferson Pike (Macca Villa). DeMasi said Macca Villas previously approved planned development (Nov. 2022) allowed an event venue and that final certificate of occupancy was granted in Jan. 2024. The applicant proposes a second building to serve as an indoor ceremony chapel (roughly 2,000–2,500 square feet), pop-up pizza events, culinary classes and on-site catering; staff said the proposed chapel would meet the same soundproofing specifications as the existing building. The planning commission recommended approval with a recorded vote noted in the minutes as "9-4-2." Public comments at the planning commission hearing included concerns about noise, traffic and septic; staff reported no formal building-code complaints but acknowledged several phone calls about local issues.
Commissioners approved the planning directors report by voice vote.
