Planning Commission approves minor‑subdivision variance to narrow North Seventh Street right‑of‑way

The Lawrence Planning Commission on Oct. 22 approved a variance to reduce the required right‑of‑way for North Seventh Street from 80 feet to 77.8 feet tied to Minor Subdivision MS‑2200129, the commission heard.
Planner Luke Mortensen of Planning and Development Services told commissioners the parcels are located at North Seventh and Locust streets and that the applicant is combining two existing lots by replat. Mortensen said the right‑of‑way along the collector street varies and does not meet the 80‑foot standard at the southern end; city staff reviewed the request and concluded the three variance criteria were met. The city engineer recommended retaining the existing right‑of‑way as shown in staff materials, Mortensen said.
Paul Warner of Paul Warner Architects, the applicant, offered to answer questions but had no substantive additions. No members of the public spoke for or against the request. After brief discussion the commission moved, seconded and approved the variance by voice vote.
The variance clears the way for the applicant to finalize the minor subdivision and proceed with site‑plan review and any subsequent permitting required for the consolidated lot and associated development.
