The Springdale City Planning Commission on an October agenda approved a long list of rezoning requests, variances and development revisions and forwarded several items to city council for final action.
The commission approved rezones for multiple commercial and residential properties, including Arkansas Federal Credit Union (R25‑55), Nugent/Vaux (R25‑56), Teamwork Solutions (R25‑57), Will Shade Investments (R25‑58), a late‑arriving Baja/Maja Investments application (R25‑54) and others; most of those were unanimous 9–0 votes. A series of border and setback variances for single‑family lots also passed with little opposition.
Several large and site‑sensitive projects were approved subject to staff comments or were forwarded to council. The planning commission recommended that city council receive ordinances or resolutions for approved rezones and waivers on October 28. Staff will prepare the necessary ordinances and resolutions.
Not all requests passed. A high‑profile multifamily rezoning request for the Hauser family (R25‑62, originally MF‑24 then downgraded to MF‑16) failed after extended public comment on sewer capacity, traffic, floodplain impacts and compatibility with an historic neighborhood. The Dole application (R25‑60) received a split outcome: A‑1→O‑1 passed, A‑1→MF‑16 failed 5–4; applicants retain appeal rights to city council with a 15‑day filing window.
The commission also considered several administrative and planning documents: it forwarded a zoning‑code amendment to add Use Unit 26 (general industrial) as a conditional use in I‑1 to the city council (6–3), and forwarded the Master Street Plan update and a Downtown Springdale master‑plan addendum to council for adoption.
