Glendora Planning Commission approves DPR for 445 Conifer Road, adopts CEQA Class 3 exemption

The Glendora Planning Commission voted unanimously to approve a development plan review (DPR) for a new two-story, 2,225-square-foot single-family hillside residence at 445 Conifer Road (project file PLN25-0013), adopting a Class 3 categorical exemption under the California Environmental Quality Act (CEQA) and Resolution PC2025-14.

Planning technician Ryan Alcazar told the commission the house would sit on a 0.98-acre vacant lot in the rural hillside residential zone and include four bedrooms, four bathrooms, a partially enclosed second-floor deck, attached garage and three parking spaces (two in the garage, one in the driveway).
