Planning technician Ryan Alcazar told the commission the house would sit on a 0.98-acre vacant lot in the rural hillside residential zone and include four bedrooms, four bathrooms, a partially enclosed second-floor deck, attached garage and three parking spaces (two in the garage, one in the driveway). Alcazar said the proposed grading totals 86 cubic yards of cut, 96 cubic yards of fill and requires 12 cubic yards of import, and that DPR approval was required because grading exceeds 150 cubic yards.
