Wagoner County approves renovation oversight, GMP addendum for 216 S. Broadway

Wagoner County commissioners on a motion and roll call vote approved agreements to renovate the county-owned building at 216 South Broadway in Coweta and to retain King Architectural Solutions for architectural oversight.

Darla Heller of the county's economic development office told commissioners the county has three documents before it, including an agreement with King Architectural Solutions to act as the county's eyes on the project and confirm that work is performed to plan and that required permitting is obtained. Funding for the renovation was made available by the Wagoner County Economic Development Authority: Heller said the authority set aside $350,000 for the renovation and dedicated $150,000 that will be reimbursed by a USDA grant.

Magnum Construction presented an addendum that includes a guaranteed maximum price (GMP) for the renovation; Nick Redwine of Magnum said bids were solicited and the GMP package includes a line for a contingency. "There is a $40,000 contingency in that amount to cover those kind of items that would come up," Redwine said. Heller told the board the building will house economic development offices, a co-working space and will be available for use by the Disabled American Veterans and other community groups.

Commissioner Tim moved to approve the agreements and the GMP addendum; the motion was seconded by Randy and passed by roll call. The county's economic development office will administer the project and oversee required reimbursements through the USDA process.

Clarifying details discussed at the meeting: Heller said the $150,000 reimbursable portion was advanced by the Economic Development Authority because the county owns the property; the authority's account will be reimbursed when the USDA grant funds are disbursed. Redwine said Magnum's bid packages were split and publicly opened as required under Title 61.
