ARB approves detached single-car garage at 123 Fairview Road with siding modification

The South Russell Village Architectural Review Board approved plans for a detached single-car garage at 123 Fairview Road after discussing elevations, materials and a prior Board of Zoning Appeals setback decision.

Joseph P. Francis of JF Architects presented the project for owner Alon de Smith and reviewed site photographs, roof framing and elevation drawings. Francis said the design matches dimensions the property received through a prior variance. Board members questioned the appearance of a narrow strip of lap siding on the garage’s front (east) elevation and suggested creating a recessed reveal or otherwise eliminating the thin sliver of siding so the elevation would not show a 2–4-inch exposed strip.

The board also discussed practical constraints. Members noted the garage width is constrained by a previously granted variance and that the driveway approach places the garage door near the center of the driveway, creating tight clearances and limiting options for door placement. One board member said distance and door-swing clearances were a matter for the building department and permit review.

A motion to approve the garage plans with a notation requiring elimination of the narrow siding sliver was moved, seconded and adopted by voice vote. The record notes the property received a 9-foot side-yard setback at a Board of Zoning Appeals meeting on Oct. 15, 2025; building-department code and permit checks remain prerequisites to final construction.
