Luke Miller, a land surveyor representing the petitioner, confirmed the layout and access. Commissioners asked about driveway spacing and expressed broader enforcement concerns about large outbuildings that landowners sometimes construct without permits; staff said those matters are enforced under existing code and legal will be consulted if additional tools are needed.
The commission took a roll‑call vote and recommended forwarding the plat to city council with the listed findings and conditions; the motion carried.
