The Gardner City Planning Board on July 8 reviewed a preliminary site plan for a proposed 2,000-square-foot addition to the automotive technology center at 42 Minus Ave. The board took the item under advisement and requested follow-up filings and confirmation of utility and sewer services.
The presenter described the addition as sited within existing pavement behind the building, with interior access through the main structure and an additional egress door at the side. The project team said the existing site contains about 35 parking spaces and that zoning requires 31; the proposed reconfiguration will provide 44 spaces through a combination of retained front-of-site spaces, seven added side spaces and an expanded north-side lot.
The presenter said work will occur in areas adjacent to Mahoney Brook and its buffer and riverfront zones. The applicant intends to submit required materials to the Conservation Commission concurrently with the definitive phase of design. The presentation also noted the plan to construct a four-foot ramp at an existing loading door and that a sewer service runs under the area of the proposed ramp; staff agreed to circulate existing service plans to the presenter for review.
Board members had no further questions and took the preliminary site plan under advisement. No formal vote or approval was requested at this preliminary stage.
