Council approves PUD rezoning for Lincoln Avenue residential site with a 10-unit cap

The Edmond City Council approved an ordinance on Jan. 27 rezoning a 1.08-acre site northwest of Jackson Street and Lincoln Avenue to a Planned Unit Development that allows smaller lots while limiting the total number of dwelling units on the combined property to 10.
Wallace Design Collective representative Purvi Patel said the property today contains 10 units (four duplex buildings and two single-family units) and the PUD language explicitly limits the total to 10 units even if the owner pursues lot lines or future redevelopment. "Currently, there are 10 units on the site as it stands. And the PUD has written that the maximum number of units even in the future would be 10 units," Patel said.
A councilmember asked whether the rezoning could enable later redevelopment to increase units; staff and the applicant confirmed the design statement and PUD cap restrict future total units to 10. Planning Commission recommended approval 4–0; council voted to approve the ordinance.
