Denison planning commission approves two replats; 250‑acre rezoning to planned development tabled

The Denison Planning and Zoning Commission approved two replat requests and tabled a separate rezoning request during its Aug. 12 meeting.
Miss York, planning staff, told the commission the first request (case 2025-89-RP) would split Lot 2, Block 1 of the JC Williams addition into Lots 2R-1 and 2R-2. The property fronts Richardson Road and FM 1753, lies within the city's extraterritorial jurisdiction and will be served by a private well and on-site septic systems to be approved by Grayson County. "Staff recommends approval of the request," York said. After no public comment, the commission closed the hearing and approved the replat by voice vote.
The commission also approved a replat of Lots 1R-1 and 1R-2, Block A of the Cedar Valley addition, a roughly 13.4-acre site zoned light industrial. York said the applicant has site plans and civil engineering plans under review and that both lots meet the zoning district's minimum area and dimensional standards. York noted the city may withhold filing the plat until required infrastructure is accepted: "If they deem it appropriate, we'll approve the plat, and then we'll hold the plat until all infrastructure has been accepted by the city, and then we'll file it." No members of the public spoke; the commission approved the replat by voice vote.
On a separate item (case 2025-43-PD), York described a request to rezone about 250 acres from light industrial in the highway overlay to a planned development with a light industrial base to permit industrial and warehouse uses. York said the applicant asked that the commission table the item because some development standards remain under discussion and staff supported the request. The commission voted to table the item to the Aug. 26 meeting and left the public hearing open.
The actions taken were procedural and noncontroversial; no substantive public testimony was offered on any of the three items.
