The Plan Commission approved the final site plan July 7 for a new Sherwin-Williams retail store at 673 County Road 17. The proposed 3,500-square-foot, one-story building will occupy a 1.18-acre lot; staff said the project has passed technical review and that utilities and easements were addressed.
Design context and staff recommendation: Because the site is within the County Road 17 overlay district, additional facade elements are normally required to break up long wall lengths. Staff said the small size of the proposed building meant adding the required offsets and roof elements would detract from, rather than improve, the building’s appearance, and recommended approval.
Applicant remarks: Stephanie Floyd, representing 5220 Middlebury Street, Elkhart, LLC, told the commission the Sherwin-Williams location is a new store and that utility easements had been resolved during technical review.
Action: Commissioner Lawson moved, Commissioner Mishler seconded approval of the Sherwin-Williams final site plan. Roll-call votes by Carla (clerk) recorded: Osborne — yes; Beecher — yes; Lawson — yes; Mishler — yes; Erwin — yes. Motion carried.
