Charlton planning board continues two public hearings, approves ANR and several subdivisions

At its July 16 meeting the Town of Charlton Planning Board continued two public hearings to Aug. 13, approved an ANR for 15 Dresser Hill Road, approved a six‑lot subdivision at Saundersdale and Peel Road, extended a subdivision approval to July 20, 2026, and approved phased acceptance and construction for Lamb's Farm Estates.
The Town of Charlton Planning Board on July 16 voted to continue two public hearings and approved several land‑use actions.
The board unanimously voted to continue the public hearing for a doggy‑day‑care site modification to its Aug. 13, 2025 meeting. It also continued the public hearing for GM Properties LLC’s second submittal for multifamily units at 35 North Main Street to Aug. 13 at the applicant’s request.
On subdivision business the board approved an ANR (Approval Not Required) for 15 Dresser Hill Road dividing one lot into two. The board approved a six‑lot subdivision at Saundersdale and Peel Road (filed under the Music/Eusef Realty Trust name). The board extended the definitive subdivision approval tied to the Kosowski/Zelsky contract for Lambs Farm Estates to July 20, 2026, and separately voted to approve phase 1 of Lamb’s Farm Estates and allow construction to begin on phase 2.
Board members also appointed Robert (Bob) as the town’s delegate to the Central Massachusetts Regional Planning Commission; Laurie was discussed as an alternate during the meeting. The board approved the June 4, 2025 minutes and set the next meeting for Aug. 13, 2025.
All motions on the formal items were seconded and carried by voice vote.
