The Vigo County Board of Zoning Appeals voted to approve two variances for 8049 Rosedale Road after staff recommended a favorable finding with conditions. The variances reduce the front‑yard setback by 2 feet from the 30‑foot requirement on Rosedale Road and reduce the south side‑yard setback by 9 feet from the required 10 feet for a building that predates the current Unified Zoning Ordinance.
Staff told the board the petitioner, Sandkep Ventures, has filed a separate rezoning application (to C‑1 neighborhood commercial, UCO 1025) that will be heard by the Area Planning Commission on July 2; that rezoning hearing is conditioned on the variances being granted. The building has a history of civic uses — formerly a schoolhouse, firehouse and community center — and the assessor lists the building as constructed in 1990. Staff said any future updates to the structure will require an improvement‑location permit.
Board members made a motion, seconded it, and approved the variances on a voice vote. No individual roll‑call votes were recorded in the transcript.
The staff recommendation and the board’s approval do not by themselves rezone the parcel; the rezoning application to C‑1 will be considered separately at the Area Planning Commission meeting noted by staff.
