The Gunnison City Council on Feb. 5 voted to adopt Ordinance 2025‑01, rezoning approximately six acres at or near 320 South Main from commercial zones (RC/CC) to industrial to permit minor manufacturing uses.
Staff explained the rezoning request followed a Planning Commission public hearing at which the commission recommended approval with conditions. The parcels discussed include private parcels owned by the applicant (identified in the meeting as John) and adjacent properties including a storage yard and Rocky Mountain Power substation. The applicant has discussed locating machining operations in the back parcel and possibly creating up to 12 local jobs, though plans could change depending on whether development occurs here or across from the industrial park.
Council required that the Main Street overlay zone remain in place, meaning proposed buildings must meet established architectural and landscape standards. Council also included a stipulation that any residual water discharge from the building be drained appropriately off the property; the council discussed existing standing water between properties and asked staff to review drainage with technical conditions as part of the review process.
The rezoning is not a by‑right building permit; the project will proceed through the technical review committee and planning commission for site and design review. The council voted unanimously to adopt the ordinance.
