Commission approves storefront renovations at 20–24 E. Gay Street; removes non‑original stone

The Downtown Commission approved COA2400524, a proposal to refurbish and replace storefronts at 20, 22 and 24 East Gay Street, remove non‑original stone veneer at 22–24, and replace glass‑block infill on Pearl Alley with windows matching the upper floors.
Tom Marano of the Edwards Companies testified that the design intent is to match the previously approved storefront installed at 20 East Gay in 2015, extend that storefront treatment to the adjacent bays and remove the non‑original limestone base that was likely added mid‑20th century. Marano said the goal is to improve storefront transparency to attract retail tenants.
Staff presented existing condition photos, proposed elevations and storefront cut sheets. After questions from commissioners, a motion to approve the application was made, seconded and the commissioners voted in favor. The certificate of appropriateness was issued as presented.
No additional conditions were recorded in the public discussion other than standard administrative coordination for construction permits.
