The Board of Adjustment approved a bundle of variances Feb. 24 to allow redevelopment of an automatic car‑wash facility at 1250 Austin Highway. The requested relief included changes to front and side Metropolitan Corridor setbacks, reductions to corridor landscape buffers, a 2% impervious cover increase in the front yard (from 80% to 82%), a request to allow a dumpster in the front yard, and a reduction from the required seven parking spaces to a single parking space.
City staff recommended approval, noting the parcel is constrained by surrounding development and that the proposed design seeks to restore and reuse an existing car‑wash footprint. Architect Charles Pope told the board many of the variances respond to vehicular circulation and safety needs: “All of those are traffic driven, safety driven,” he said, explaining the sweep and queuing geometry for cars entering the tunnel and for dumpster servicing.
Owner and operator testimony said the business model for modern tunnel washes requires few on‑site employees and relies on vacuum bays that are not counted as parking spaces under the code; staff and the board accepted that operational explanation. After deliberation the board approved the requested variances by roll call.
