The Planning and Zoning Commission unanimously approved a revised site plan for a 12,600‑square‑foot industrial building at 14991 North Industrial Drive. Planning staff said a previous site-plan approval had expired after a lined-up tenant fell through; the revised proposal reduces building width to provide 20‑foot access around the sides to meet fire‑district requirements and retains a temporary turnaround at the northwest corner to preserve emergency access.
The proposed building is shown as two 6,300‑square‑foot tenant bays with a front office area and a large drive‑through garage arrangement so contracting businesses can drive equipment through the structure to a fenced gravel storage area behind the building. Applicant representative Gino noted the plan was resized to satisfy the fire district’s turnaround and access requirements. Landscaping is concentrated at the front of the site because the property lies in an industrial park and adjacent lots are anticipated for future industrial uses.
Commissioners asked about interior fixtures such as bathrooms and how uses would affect that layout; staff said those details are addressed at building-permit review and depend on the tenant. The commission voted aye on the site plan and staff said the item will be placed on next week’s Board agenda for final approval.
