Attorney Brianna Carrara and project engineer Joshua Borden described the proposal as a minimal change that preserves an existing access easement and creates a rear lot that meets area requirements. Carrara noted the rear lot exceeds 60,000 square feet and the primary lot remains very large (roughly 350,000 square feet). The board’s planner reported no conservation issues and no objections from departments; there were no public speakers opposed and several abutters supplied support signatures.
Why it matters: The approval allows a family to reside nearby and adds one single‑family buildable lot in a rural residential district. The board included standard conditions and confirmed access widths and fire department access were acceptable on the submitted plans.
