Lowe family warehouse revision clears initial review; fire staff seek water-line upsizing and sprinkler analysis

The Development Review Committee reviewed a revision to an already-approved Lowe family warehouse construction site plan that reduces the building footprint and adds truck bays. The applicant said the project is under construction under prior approvals and that the revision addresses missing truck bays found during construction.

City staff said most comments were straightforward and related to items not tied to the building revision itself. Fire staff requested upsizing the fire-main and the fire-department connection (FDC) to an 8-inch minimum and discussed whether the warehouse requires ESFR (early-suppression fast-response) sprinkler design given the roughly 55,000-square-foot size. Building and fire staff asked the applicant to provide updated architectural and plumbing drawings so the sprinkler and water-demand conclusions can be verified.

The applicant indicated they would coordinate with staff and set up a follow-up meeting to address comments; staff will expect a resubmittal and coordination on fire-water sizing and sprinkler-system selection. No formal action was taken at the DRC; staff said they will review the resubmittal and coordinate comments with the applicant.
