The Dallas Board of Adjustment on Jan. 21 granted a 10-foot variance from the front-yard setback requirements for a proposed building at 607 West Davis Street.
Pusheng Giovanni, the project engineer, said his team met with staff before design and was told the site lines allowed a zero-foot setback; after plans were filed staff later identified a 10-foot requirement along 4-Acre (treated as a street). The applicant adjusted the plan to increase the Davis Street setback from 2.5 feet to 10 feet and reduced building size to accommodate landscaping, but said an additional 10-foot requirement along the other frontage would leave an impractically small building.
Board member Michael Hopkovich moved to grant the 10-foot variance on the grounds that literal enforcement would create an unnecessary hardship because of the property’s physical characteristics. The motion required compliance with the most recent submitted plans and was seconded by Rachel Hayden. The motion passed 5-0.
The board’s approval requires the applicant to follow the approved landscaping and building plans when applying for permits; staff will mail the formal notice to the applicant.
