Planning commission approves two metal accessory-structure requests; ties one approval to existing fence

The Planning Commission on Oct. 7 approved two separate requests for metal accessory structures and added a condition to one approval tying the decision to the continued presence of a screening fence.
Staff described the Ed Hirta application (9685 Grove Way Lane, PC 0482025) as a metal outbuilding located behind the existing home with limited visibility to neighbors because of vegetation and outbuildings on adjacent lots. Staff recommended approval and the commission granted it.
The commission then considered an application from Steven Pollock (PC 0492025) for two small accessory buildings (garden-shed sized) to replace an existing shed. The applicant said he had discussed the project with his immediate neighbor, who offered no objection. Commissioners expressed concern about allowing metal-clad walls in more developed subdivision areas and discussed precedent and visibility. Several commissioners said they would allow the metal cladding in this case only because the yards are fenced and screened and recommended tying the approval to the existing fence remaining.
A motion to amend the approval so that the accessory-structure approval would be contingent upon the existing fence remaining (or being replaced with similar screening) passed unanimously; the amended approval passed.
Staff noted they would require a certified survey to confirm setback and open-space issues before final permits were issued.
